Edmonds – 36 Unit – On Site Resident Management Team I am looking for an on site resident management team of a 36 unit apartment building in Edmonds. The compensation is free rent credit and water, sewer garbage with a value of $ 1,625 per month. For this compensation I would expect the manager to rent units, collect and deposit rents, clean the common areas et al. There is probably only about 18 hours of work a month for this portion of the job. In addition to the rent credit and salary the manager would also be expected to do some maintenance ie plumbing, electrical, carpentry, painting, cleaning et al. In the event that they do maintenance the compensation would be at a rate of $ 30 per hour. I would estimate that the potential number of hours may be about 14 per week or 56 per month. Therefore on average it could be an additional $ 1,680. Adding in the rent credit and hourly the total compensation package may average around $ 3,305 per month. Therefore the total number of hours is probably about 74 per month. If you then take the total compensation that works out to be about $45 an hour. If they wanted to help with home remodels and work a 160 hour work month they could make $5,885 a month or about $37 an hour. There would be a bit of a quantity discount if they wanted full time work. There is no additional compensation for example electricity, phone, internet, insurance et al. I try to pay as high as I can in the other areas and have the manager pay for these items. It would be useful but not mandatory if the manager spoke both English and Spanish. An ideal situation would be a young couple or semi retired couple where one of them works out and the other stays at home. I do not require office hours however it would be good to have someone on site most of the time. The building was built in two phases 24 units in 1960 and 12 units in 1990 and we do not allow dogs. The managers unit was built in 1990 is about a 875 square foot two bedroom one bath with a washer and dryer and one assigned parking space. The building is within six blocks of College Place Elementary School, College Place Middle School, Edmonds Woodway High School and Edmonds Community College.
