Maintenance Mechanic Job Summary: Primarily responsible, under the direct supervision of the Maintenance Foreman for all aspects of mechanical apartment make ready and site maintenance. Reports to: Maintenance Foreman Supervises: None Wage Status: $18/Hour- Start range – Salary depending upon experience (Non-exempt; eligible for over time) Job Responsibilities: Responsible to perform necessary maintenance in turnover apartments per the attached turnover mechanical punch list including but not limited to: • Inspect/test all outlets • Inspect/test /install all electrical fixtures • Inspect/test/install all appliances • Inspect/test/change all locks • Inspect/test/install all plumbing fixtures • Inspect/check heat/A.C All aspects of the turnover, windows, blinds, some carpentry as needed: • Snow removal when needed • Inspection of all mechanics in the apartments and notify superintendent with issues or concerns. • On-call rotation - rotating emergency on call is required • Responsible for completing daily work order requests from occupied apartments. Any other related duties as requested by supervisory council and management. The responsibilities listed above are by no means all inclusive and can be modified as the supervisory & management team deem fit. Essential Job Functions: • Must be able to lift and carry at least 50 pounds and negotiate stairs and ladders easily. • Demonstrate an ability to support and contribute to community team. • Demonstrate strong oral and written communication skills. • Must possess a positive attitude and the ability to smile under all circumstances. • Participate in training in order to comply with new or existing laws. • Ability to work a flexible schedule, including evenings and weekends. • Two (2) years experience in previous relevant field. • Neat, clean, professional at all times throughout the workday and/or whenever present at the community. • Comply with expectations as demonstrated in the employee handbook. • Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.
