Kabredlo's Property is currently looking for a career-minded, experienced individual with high energy to join our dynamic and growing team as a Property Manager of one of our amazing apartment communities in Lincoln, NE. We are looking for someone with great communication skills, the ability to provide excellent customer service to residents and fellow team members, strong leadership and organizational skills, and proficiency in vendor negotiations and expense control. We are looking for someone that has an established track record. Job Requirements: •1-2 years property management experience •Excellent leadership and communication skills •Proficient in apartment marketing, including Internet and social media •Outstanding customer service skills •Strong organizational and time management skills •Training and mentoring skills necessary to develop top performing leasing agents •Experience handling all aspects of employee relations •Knowledge of property management software (Yardi preferred) •Dependable, hard-working, and reliable Duties: •Interface with owners, accountants, residents, co-workers and vendors. •Assure residents always receive outstanding customer service •Plan and implement various marketing and tenant retention promotional programs. •Coordinate all property and resident activities. •Prepare budgets; review and analyze cash flows; manage accounts payable and receivable; and administer capital projects. •Direct/supervise leasing office and maintenance employees. •Routinely inspect, tour and report on all property activities. •Oversee contractors and vendors performing maintenance and construction work Request/Review vendor bids and administer all contract services. •Maintain up to date knowledge of all safety/security systems, procedures and issues.
