Maintenance Manager Single Family Homes We are a group owners that own 200 single family homes. All of our homes are within 15 miles of our office in NE Minneapolis. We are a small organization, comprised of a Property Operations Manager, 2 administrative assistants, maintenance manager, and 3-4 maintenance technicians. It is our goal to hire a maintenance manager that can confidently accomplish the tasks below. Responsibilities: - Work with Manger with delegating maintenance tech work orders - Servicing residential properties work orders calls - Teaching other maintenance techs skills in HVAC, ELECTRICAL, PLUMBING, and APPLIANCES - Versed and confident with navigation of web based software, Microsoft suite, and smartphones - Utilizing and mastering maintenance work order training software - Assisting manager Create training process for improving tenant/resident skills - Leading and participating in management and maintenance technician meetings. Requirements: Android or iPhone and know how to use it. All work orders distributed via a property maintenance app and google calendar, so you MUST be able to access and use apps for scheduling, billing and communication purposes (including the ability to take and attach pics. Utility style vehicle- truck, van, - with hitch (with proof of insurance), all tools for common repairs Clean criminal record. Live within in 10 miles of our NE Minneapolis office. Expert at troubleshooting issues on the fly with proven ability to problem solve, communicate and quickly resolve a wide variety of common maintenance issues that our tenants experience. Must live in the metro and have experience in all common rental repair issues including: fixture repair, smoke detector replacement, furnace upkeep and maintenance, electrical and plumbing repair, troubleshooting appliances, hot water heater issues, screen & sash repair, door hinge repair, lock change outs, tub caulking, spackling & drywall repair, painting, cleaning, demos prior to turns, lawn care, property inspections and more... Note: Priority hiring for manager with appliance repair\diagnosis, HVAC, plumbing, electrical or supervisory experience! Hours range between 8am-6pm.
