Job Description PROJECT MAINTENANCE TECH JOB DESCRIPTION Purpose: The Maintenance Tech staff member is responsible for overseeing repairs and upkeep operations of Making Waves Properties. Preserving buildings and grounds in top condition to ensure full and productive use of Foundation facilities. To accomplish these tasks the Maintenance Tech must work closely with the staff and administration of Making Waves Real Estate and Facilities Division. Qualifications: 1. High School diploma or equivalent. 2. Experience in building and grounds operations. 3. Desire to continue career improvement. 4. Familiarity with computers and software relating to maintenance and inventory. 5. Ability to read chemical labels. 6. Ability to read material safety data sheets (MSDS). 7. Ability to initiate and complete work orders. 8. Have a valid driver's license, be able to drive, and qualify under the Foundation’s insurance carrier when driving a Foundation vehicle. Essential Functions: 1. Maintain buildings and grounds in top condition to ensure full and productive use of Foundation facilities. 2. Ensure that all activities conform to Foundation guidelines. 3. Communicate effectively with all members of the Foundation, school and community. 4. React to change productively and handle other tasks as assigned. 5. Appropriately operate all equipment and machinery as necessary. 6. Support the value of an education. Physical Requirements/Environmental Conditions: 1. Requires prolonged sitting or standing. 2. Requires physical exertion to manually move, lift, carry, pull, or push heavy objects or materials. 3. Requires stooping, kneeling, crawling, bending, turning, and reaching. 4. Requires climbing and balancing. 5. Must work indoors and outdoors year-round. 7. Must work in and around dust, fumes, and odors. 8. Must be able to drive a mechanical vehicle. 9. Must be able to work in high places. General Responsibilities: Ensure that Foundation buildings and grounds are maintained in top condition. Assist in promoting the safety, health, and comfort of students and employees in buildings and grounds. Maintain a high standard of safety, cleanliness, and efficiency in all maintenance and repair projects. Routine inspection of the buildings and grounds to assess conditions and prevention measures. Assist and support contractors when performing preventive maintenance, repair, and installation in connection with: a. electrical, plumbing, and HVAC systems. b. exterior and interior of buildings. c. foundation and school grounds. Move equipment and materials within and between buildings. Work overtime when emergencies arise to prevent disruption in Making Waves Foundation and Making Waves Academy school operations. Keeps building and property in clean and orderly condition by performing routine maintenance activities and performing substitute custodian duties when necessary. Assists in managing all aspects of a building’s occupancy and maintenance. Communicates with tenants regarding property-related issues. Coordinates with tenants and third parties to address maintenance and facility needs. Contributes to team efforts by accomplishing related tasks as needed. Meets maintenance operational standards by contributing maintenance information to MWF strategic plans and reviews; implementing production, productivity, quality, and customer-service standards; resolving problems. Meets maintenance financial standards by providing requested budget information, monitoring expenditures and implementing corrective actions. Evaluates functionality and reliability of facility systems and associated equipment by conferring with Property Management, Facilities and external vendors, identifying problems and requirements. Maintains function and reliability of facility systems and associated equipment by implementing department and service preventive maintenance program; monitoring systems and equipment; restoring, repairing or replacing faulty or inoperative components and parts when possible. Maintains safe and healthy work environment by following standards and procedures; complying with legal codes and regulations. Updates job knowledge by participating in educational opportunities; reading technical publications. Accomplishes maintenance and organization mission by completing related results as needed. Observe Foundation policies at all times. Keep abreast of new information, innovative ideas and techniques. Adhere to all Foundation health and safety policies, including all precautions of the Bloodborne Pathogens Exposure Control Plan. Other duties as assigned by Facilities VP. Job Type: Full-time Pay: From $27.00 per hour
