Looking to open studio?

I'm looking to open a rehearsal studio down here, I don't know the area or people down here so was looking for a familiar with knowledge of the music industry who would be interested in either being partial owner or the person who helps manage the establishment. I'm also a drummer, play a little guitar and vocals as well, I'm not a pro but I'm getting there. I do 60's- early 2000's covers and definitely mess with original too.
