HV4 By-Laws, CCRS & Rule Book Assessment Details Proxy Notice The purpose of the special meeting is to discuss and act on the following business matters: Hefner Village IV Board of Directors has met and is proposing a special assessment specifically to address the condition of the buildings. Other alternatives have been considered, however, to address the issues in a timely manner we feel this is our best option. To properly maintain the entire complex, we are underfunded. This special assessment will allow for us to deal with every building in a much shorter time frame. The proposed assessment spells out in detail the areas to be addressed. Please plan on attending the special meeting on May 2, 2023 at 6:30 pm. We will have an open forum to answer questions. If we make our quorum we will vote on this matter. Please bring a photo ID to vote. Homeowner participation is necessary to move us forward. We look forward to seeing you on May 2. If you are unable to attend, please use the enclosed proxy form to appoint a representative to vote on your behalf. Hefner Village IV is proposing an assessment of $100 per homeowner for 36 months, a total of $3600. With the funds to be expressly used for capital improvements on the exterior of each unit. Areas to be addressed will be siding, brick, trim, fascia boards, paint and gutters, any storage units that have not yet been rebuilt to community standards and new signage on the Boulevard at the south entrance. With the approval of this assessment, no additional increases in dues will be assessed in the current calendar year. At the completion of each building the definition of responsibilities of maintenance will be changed as follows: Hefner Village IV will be responsible to coordinate exterior maintenance on each unit. Hefner Village IV will continue to be responsible for roofs and paint. Each homeowner will be responsible for the cost of replacing wood siding, brick, and trim. At the completion of the entire project, the current building maintenance fund will be redefined as the paint and roof fund. If you will not be able to attend the special meeting, you may submit a proxy form to allow someone else to attend the meeting and act on your behalf.
