### Welcome to the Bay Area Multifamily & More Real Estate Investing Club! Meet real estate investors looking to network, grow, learn and achieve their investing dreams! Our round-table discussion format encourages participatory discussion to help attendees gain the resources they need and continue their real estate investment journey. ◾ Many strong partnerships have been made because of this event- Investors traveled from all over the San Francisco East Bay to attend this event ◾ Investors have met sponsors and have been able to participate in deals as a result ◾ We continue to provide both education as well as opportunities for those interested in learning OR growing their portfolio. ### Who Should Attend? Anyone new to real estate and looking for answers to their questions. ### Topic: Multifamily Shark Tank Guest Speaker: Deal Presenters We will have three deals that are going to be presented at our next event. These may be live deals or past deals that are going to be presented to our sharks. This interactive session will help the attendees understand the details related to real estate and will drive some great discussion around choosing the right deal. SHARK #1: Claro Villanueva Claro Villanueva is an experienced entrepreneur who has been running successful businesses since 1994. He started his career in the software industry and in 2001 raised $1M in a Series A round to develop a natural language resume understanding company. The company was eventually acquired in 2007, however, due to the 2008 recession, Claro was laid off and faced personal challenges including divorce. Despite these setbacks, he persevered and lived in Texas where he and his business partner began flipping foreclosure houses before transitioning to purchasing multi-family properties in 2009. By 2014, they had accumulated over 1500 multi-family units and numerous 12 story commercial buildings across San Antonio, Houston and Wichita Falls. To fund these investments, Claro and his business partner offered promissory notes with a second lien and retained all the equity for themselves. They would refinance the properties once they were rehabbed and leased up, and pay everyone off so that by the time they disposed of the property, the only loan left was with the bank. In 2019, they sold their largest multi-family property (540 units) for four times the price they paid for it in 2014 to diversify their portfolio. As software experts, Claro and his business partner wrote their own property management software to automate lease management, billing, and maintenance requests while also preventing theft from on-site managers. in many site-visits, both in-person and virtually.
