Art studio for rent - March 1st

Hi, My studio mate is leaving end of February, and I'm looking for a nice artist/designer/writer to take over. It's a 2 person studio, the spaces are split by a bookshelf. Here are the details: $350 / month includes utilities. It's 10ft long by 8.5ft wide and has two drywall surfaces and one brick wall. (The canvas shown in the photo will be moved out of the space) The front area is my work space, and it has two windows. The space is divided only by a bookshelf. There's a desk already in the space that you can use if needed, and a utility sink just outside the room. The studio is in the basement of a building in Bedstuy, 4 blocks away from the Nostrand stop of the A, C trains, and 7 blocks from the Bedford-Nostrand of the G train.  There's a direct entrance door through the basement.  There is a backyard with a garden, which could be use to take a break, breathe fresh air, this is not available for working outside. I'm an artist, I work with ink, pastels, and fabric. I'm looking for someone friendly and easygoing, ideally for (at least) 6 months, but I'm open to other options. Signing a contract will be needed, and one month deposit. Only serious inquiries please :)
