Operations Manager Reports to General Manager Full-Time/Salary Summary Responsible to oversee day-to-day operations for assigned RED Development asset(s). Oversee overall maintenance and implement preventive maintenance programs to maximize the owners' financial return and for the benefit of the tenants, customers and communities in which the assets are located. Essential Duties & Responsibilities • Coordinate the operational activities of the center, including the day-to-day activities of maintenance and repair, risk management, development and implementation of operational standards and specifications. • Oversee the condition and maintenance programs of key asset systems; HVAC, water, and electrical equipment. • Implement preventative maintenance programs to enhance the value and profitability of the center(s) and effective cost control. • Ensure compliance with AIA, Building Codes and OSHA standards/policies and regulatory guidelines. Taking corrective action as necessary to assure a safe working environment. • Contract with outside vendors, including developing and obtaining RFPs or bids, drafting contracts for approval and coding bills for processing. Monitor contractor performance. Approve payables. • Interface with the Filed Marketing Manager, Vice President of Marketing and coordinate Facilities personnel and contractors to fulfill the needs of all marketing programs. • Communicate effectively and frequently with GM on all assigned tasks. • Responsible for all life safety systems, testing and compliance.
