Under the direction of the Property Manager, this position is primarily responsible for performing, coordinating, and supervising the work of general maintenance and upkeep of buildings, grounds, and equipment for multi-family residential community. Job Responsibilities: Core duties and responsibilities include but are not limited to the following. Essential Job Functions • Responsible for coordinating and performing the meticulous upkeep and on-site maintenance operations of grounds, amenities, common areas, building exteriors, office, parking lots and other community buildings. This includes but is not limited to repairs to: electrical, plumbing, mechanical and other related systems. • Coordinate the service request process which includes scheduling or completing on-site maintenance operations of the units in a timely manner. • Maintain appropriate inventory of material needed to address all maintenance and turn needs of property. • Resolve any maintenance repairs or concerns on all units, models, common areas and/or all other buildings as they pertain to the overall maintenance and upkeep of the community. • Ensure that all units are ready for move in per company policy. • Establishes or adjusts work procedures to meet production schedules. • Responsible for all and achieving property maintenance objectives as defined by the property owner and the management company management team. • Work with Supervisors and the remaining on-site staff to insure that all activities are conducted in compliance with all local, state and federal employment, housing, safety, landlord/tenant, and OSHA. Knowledge and Abilities: • Meet and deal tactfully and courteously with fellow employees and vendors/contractors. • Represent the community in a professional manner at all times-on/off property. • Perform various clean-up and maintenance tasks as needed. • Knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties. Work areas to include: Carpentry, Drywall, Painting, Electric, Plumbing, HVAC, Pool Mgt, Landscaping, Snow Removal, Custodial, General Construction, Equipment, Irrigation System Mgt, Appliance Repair, etc Position requirements: • Minimum 3+ years' prior relevant experience. •Time management and multi-tasking skills. • Strong organizational skills with effective decision-making abilities.
