SUMMARY: Supervises, coordinates and participates in activities of workers engaged in maintaining and repairing physical exterior and interior structures of buildings, mechanical, electrical and plumbing components and maintaining grounds by performing the following duties: ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. ▪ Directs workers engaged in painting, performing repairs to all exteriors and interiors and furnishings of buildings. ▪ Directs workers engaged in ground maintenance activities. ▪ Performs activities of workers supervised. ▪ Requisitions and orders tools, equipment and all necessary supplies. ▪ Ensures all work performed is done according to performance standards and contract requirements and inspects completed work for conformance to said specifications and standards. ▪ Interprets company policies to workers and enforces safety regulations. ▪ Establishes schedules and adjusts work procedures to meet move-in and production schedules. Ensures workers are meeting said schedules. ▪ Participates in operating the property within budget. ▪ Oversees and participates in all paperwork and reporting procedures associated with maintenance on the property. ▪ Oversees and participates in all bidding, purchasing and contract procedures associated with maintenance done on the property. ▪ Oversees and participates in the after-hours emergency on-call service for residents. ▪ Confers with Property Manager to coordinate activities of maintenance and grounds departments. ▪ Oversees and participates in maintaining all inventories on the property. ▪ Reports any violations of policies and procedures of TransWest Properties. ▪ Reports any violation of any city, state or federal law by any employees of TransWest Properties. ▪ Analyzes and resolves work problems or assists workers in solving work problems▪ Initiates or suggests plans to motivate workers to achieve work goals. SUPERVISORY RESPONSIBILITIES Is responsible for the overall direction, coordination and evaluation of the Maintenance Department. Carries out supervisory responsibilities in accordance with employer’s policies and procedures. Responsibilities include interviewing, hiring and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. GOALS (These are GOALS, not REQUIREMENTS) ▪ To maintain a safe, productive and satisfying workplace for all employees. ▪ To assist the Property Manager in maintaining an average occupancy percentage of 95% and the economic vacancy loss under 5% for each twelve month period ▪ To keep customer complaints to a maximum of three complaints per year. ▪ To keep customer satisfaction and resident retention to a maximum. ▪ To maintain the property under budget. ▪ To ensure that all resident work requests are completed satisfactorily within 24 hours. ▪ To ensure that all make-ready assignments are completed within 24 hours. ▪ To keep the need for outside contractors performing work on the property non-existent. QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Ability to promote teamwork. ▪ EDUCATION and/or EXPERIENCE - One to two years related experience and/or training. ▪ LANGUAGE SKILLS - Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of TransWest Properties. ▪ REASONING ABILITY - Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. ▪ CERTIFICATES, LICENSES, REGISTRATIONS - Must have a journeyman’s license in heat and air (or higher), a state or federal certification for recycling Freon, and a license for the upkeep and repair on swimming pools. ▪ PHYSICAL DEMANDS -While performing the duties of this job, the employee is regularly required to stand, walk, use hands to finger, handle or feel; reach with hands and arms; stoop, crouch or crawl; and talk or hear. The employee is occasionally required to climb or balance. The employee must regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds. It is common in this position to lift and/or move these weights while going up and down staircases. Specific vision abilities required by this job include close vision, color vision, depth perception and the ability to adjust focus. ▪ WORK ENVIRONMENT - While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The employee is occasionally exposed to fumes or airborne particles and risk of electrical shock. The noise level in the work environment is moderately quiet. The duties of this job make the environment moderately stressful. ▪ ORGANIZATIONAL SKILLS - Ability to keep workplace neat and orderly. Ability to give attention to detail. ▪ PROBLEM SOLVING/CRISIS MANAGEMENT SKILLS - Ability to handle difficult people. Ability to work under pressure. Ability to meet deadlines and to accurately perform multiple tasks at the same time. ▪ LEARNING SKILLS - Ability to learn new industry standards. ▪ TROUBLESHOOTING SKILLS - Ability to search out solutions to problems in all maintenance areas such as mechanical, air conditioning/heating, plumbing, electrical, appliances, swimming pools and perform such repairs as needed.
