2000sqft rental duplex flat roof is leaking, and parts seem soft (some plywood may be bad) -- needs to be repaired or replaced.
If Repaired, how good are you & your materials are and how long do you warrantee it for?
If Replaced, above + (eventually) License & Insurance.
