AREAS TO BE SERVICED:
• Garbage Areas to be cleaned Daily
• Grounds and Common Areas to be inspected and dog waste baskets emptied.
• Shop, mechanical rooms Inventory rooms to be cleaned and orderly.
• Laundry Rooms - Waste removal and keep clean.
• Vacuum all carpet public hallways and stairs, Mop all Lobby’s marble floors.
• Clean gym, wipe all equipment weekly.

Repairs:
Maintenance & Repairs
Super shall perform the following services on an on-call basis:
• Mechanical Issues: Changing HVAC Filters basic knowledge of electric, Plumbing.
• Washers, Change Inner Faucets, Fix Leaks, Unclog Toilets, change and Replace Light Fixtures and Switches, Reset Circuit Breakers, Locks, Paint, Spackling Miscellaneous Minor Repairs
Reporting
Super shall generate and provide the following reports:
• Existing problems
• Potential Problems
• Recommendations
• Visual Sight Inspections
• Sub-Contractor Progress
• Completed Tasks
Administrative
Super shall assist management office as follows:
• Showing Apartments to prospective tenants
• Collecting and Forwarding Applications to main office
• Providing recommendations and assistance with approval of tenants
• Sending and Receiving Faxes on Behalf of Stonington Estates LLC
• Assist with Advertisement, if necessary i.e. put up and remove signs
• Rental Collections
• Receive and delegate Service Orders / Confirm Completion / Follow up with Tenants.
