Homeowners Association is seeking a Part-Time Janitor/Handyman for our community in Holbrook, NY to assist with the overall maintenance of buildings, grounds and completion of maintenance requests. Possible full time employment for the right candidate. One weekend day (4 hours) as needed. JOB SUMMARY Monitor building and grounds to ensure a neat and clean presentation and environment. Daily cleaning and upkeep of buildings, public areas, grounds including mopping, pressure washing, dusting, sweeping, cleaning of light fixtures, windows. Daily cleaning of bathrooms, gym, courts, lobby and recreational rooms. Removal of debris from the grounds, grassy areas, dumpster enclosures, parking lots, and walkways. Complete routine minor painting, plumbing, electrical, carpentry. Follow all written and verbal instructions by the Property Manager Ensure all supplies are stored in appropriate areas. Remove trash from all common areas and dispose of in designated areas daily Care and upkeep of grounds, including snow removal if required. Consistently maintain a professional, courteous attitude when dealing with residents, co-workers and the general public. Other duties as assigned. QUALIFICATIONS AND CONDITIONS OF EMPLOYMENT Must have a clean/valid driver's license and your own transportation Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions Highly motivated service-oriented self-starter (strong work ethic to get tasks done in timely manner) Flexible and willing to work all shifts/hours as needed (capable of working additional hours) Ability to perform basic repairs and operate tools or equipment used in routine maintenance Good interpersonal skills with polite and courteous demeanor toward staff, customers, clients, and visitors to the property Proficiency in using large industrial cleaning equipment including a buffing machine for wood floors and other finished surfaces Due to the physical nature of certain required tasks, must be able to lift, bend, stoop, climb, reach, and lift up to 50 pounds at a time Ability to work outdoors and work in changing weather conditions
