I want to buy a house and I know next to nothing about real estate. Seeking someone who would be willing to assist a young lady with establishing (or at least getting closer to) financial independence. Assistance or mentorship guidance would be greatly appreciated for the following: Placing offer/asking price on an Investment Property (duplex) Using FHA Loan to place down payment on Investment Property Assist in Monthly Cashflow (You get your share as Accountant) Process all accounting entries / Amortization of assets and pre-paid expenses Prepare other standard and accrual journal entries for month-end and year-end Assist in the preparation and coordination of quarter-end and year-end working papers Forgive me if even this list shows my lack of knowledge. Seeking a volunteer whom I can speak with in confidence. For business owners, I am willing to trade services. My practice is advertising design, with county contracts offering consistent monthly income. Currently looking into investing into an ATM or vending machines to increase my personal fortune and really start this passive income journey. (My family home has 400k equity and I have the support of my family to start making major financial moves. However I need a mentor. I don't want to make the same mistakes as others. I need to start planning/setting up these next steps before thinking about selling this property for the next one and I wish to do things right. My instinct says to not sell this house. But I will if it is smart move in the eyes of someone I can trust.) Thank you.
