Questions for a realtor

Hi, I am searching for a realtor who can answer a few questions. I don't want to waste anyone's time. However, I and my partner are first time home buys who can definitely afford a mortgage. However, there are a few issues aside from the fact that we really need this even though it would be better to just wait. I'd like someone to try and inform us if we have any chance to get approved or not.
