Description

Qualified Maintenance Tech needed ASAP residential community located in Kingsland/Saint Marys. Responsible for all upkeep and repair of occupied apartments, vacant unit make ready, property grounds and building exteriors. Necessary Skills include: Plumbing, Septic System, HVAC, Electrical, Drywall and Painting. Installation of Cabinets, Counter-tops, Lighting & Plumbing Fixtures, Appliances including Dishwashers & over the counter Microwaves. Grounds and interior punch out including trash out, grounds cleaning, make-ready cleaning. Able to completely satisfy all tenant workorders in a timely manner (24hours or less) RESPONSIBILITIES: - Oversee the daily repair and maintenance of the property - Repair all workorder requests including Plumbing, HVAC, Electrical and other - Manage the preparation of vacant units for occupancy within established deadlines - Maintain and repair Septic Systems including preventative treatments each quarter - Manage service requests and 24-hour response times - Maintain exacting curb appeal and superior cleanliness of buildings and grounds - Manage the scheduling and direct supervision of all 3rd party vendor work - Oversee the ordering and receipt of all necessary supplies for both maintenance and rehab - Follow OSHA (Occupational Safety and Health Act) standards at all times - Follow management directives regarding budget limits when ordering supplies or services - Carry out the on-going property preventative maintenance plan - On call duties are required and overtime may be necessary periodically EXPERIENCE: Minimum three (3) years maintenance experience as a Maintenance Supervisor SKILLS & CERTIFICATIONS: - EPA Section 608 Type I and II or Universal Technician license preferred - Valid Driver's License - Must have own hand and power tools to complete job requirements - Knowledge in maintenance to include carpentry, electrical, plumbing, septic system, heating and cooling systems, painting, drywall, use of power tools (pools and irrigation systems where necessary) - Knowledge of Fair housing Laws - Able to work with minimal supervision
