Overview: Maintenance Technicians performs routine and preventative maintenance to maintain the physical integrity of communities. They conduct home/building maintenance repairs and are responsible for cleanliness and upkeep of property grounds, facilities, streets, equipment, and various utility systems. Maintenance Technicians always provide excellent customer service to prospective and current residents. General Position Summary: Perform daily grounds maintenance, basic carpentry, plumbing, electrical, painting, and general repair, and maintenance tasks to maintain properties in good condition. Essential Functions/Major Responsibilities: Complete maintenance and repair projects as assigned. Provide work direction to temporary maintenance staff, and community service workers. Perform unit turnover preparation repair and maintenance. Maintain lawns and landscaping, and snow removal where applicable. Maintain complete records of maintenance, costs, and repairs. Report unsafe or hazardous conditions to staff. Respond to emergency on calls, situations and takes appropriate action. Conduct annual property inspections for budgeting purposes. Perform other related duties as assigned. Complete work orders to rental tenants as assigned and track scheduling repairs. Required to be “On‐Call”, per established guidelines. Maintain and follow safety procedures while performing duties, including safely operating vehicles when moving from site to site and picking up supplies. Also maintaining work areas in clean and professional manner. Job Scope: Operate from established and well‐known procedures. Decisions are made within established organization guidelines. Performs duties independently, but guidance and direction are provided by supervisor. Position involves a moderate to higher degree of complexity in dealing with recurring work situations with occasional variations from the norm. Work is reviewed by Regional Manager, Community Manager or Maintenance Supervisor. Errors may result in improperly or uncompleted repair or maintenance, excessive expenses, and affect building integrity. Interpersonal Contacts: Majority of contacts are internal and involve department staff, supervisor and residents. Contacts are normally made at request of supervisor, and often concern confidential or sensitive matters. Majority of contacts occur face‐to‐face, but also frequent contact with tenants by phone or written notice. Profanity and abusive language are specifically forbidden. Specific Job Skills: Strong working knowledge of current repair and maintenance techniques and procedures. Ability to use a variety of hand and power tools. Ability to deal effectively with all types of people or residents. Knowledge of building codes and basic landlord/tenant and fair housing laws. Knowledge of basic plumbing, and electrical and able to lift, climb ladders as well as be in confined spaces. Customer service and communication skills are imparative and ability to speak read and write English. Basic math skills. Must have a vehicle with insurance, valid driver’s license, and basic hand tools: See list at end of job description. Requirements: · High school diploma or GED · Demonstrated knowledge of and broad experience in general maintenance techniques and repair work · Ability to endure seasonal temperatures as working conditions require constant outdoor work · Valid driver’s license · General knowledge of plumbing, electrical, and grounds maintenance · Proficient skills in operating various hand tools, power equipment and commercial machinery · Must be able to lift at least 50 pounds · Ability to provide legible written reports · Ability to work well independently as well as on a team · Basic computer proficiency, particularly with email and internet · Availability to respond to community needs during non-business hours (may be required to be on-call) What We Offer: · $18-$20 per hour, depending on skill and experience · 9 paid holidays · Paid time off · Company health plan options, with employer contribution · Tools provided What You Need: · Commitment to learn, work hard and be honest. · Working knowledge of light carpentry, plumbing and/or electrical. 6+ months experience in any trade, mobile home experience preferred. · Ability to work independently or with other Maintenance Technicians and contractors on any and all tasks. · To be a good steward of the company’s equipment, tools, supplies, etc. · Demonstrate to our residents that we care deeply about presenting the best community possible. · To pass a pre-employment drug screen, background check and driving record check.
