South Winds Mobile Homeowners Association, a resident owned and over 55 community of 267 homes and 3 rentals is seeking a Maintenance Supervisor. The Maintenance Supervisor is responsible for and in charge of the facilities, maintenance and repair work within the South Winds Mobile Home complex. Duties and Responsibilities: o Plan, organize, schedule and prioritize the work and responsibilities of the maintenance employees o Supervise maintenance employees, inclusive of recruiting, hiring, firing, time scheduling, allocating tasks o Ensure adherence to all associated laws, rules and regulations, policies and procedures, and standards for health, safety and security o Maintain buildings and equipment, ensuring equipment is running properly and buildings remain in compliance with Sarasota County codes o Inspect and maintain buildings, pool and HVAC on community buildings o Coordinate with the board of directors' member in charge of maintenance in the subcontracting of services and projects, recommending and prioritizing work o Work with suppliers to ensure quality of service, cost competitiveness and time management o Support and assist residents in day to day requirements, park activities, committees, etc. o Maintain grounds and palms to ensure beauty and health; this is inclusive of mowing and trimming o Maintain inventories of maintenance and janitorial supplies, tools and equipment o Perform as hoc duties as assigned by the board member in charge of maintenance Requirements and skills: o High school degree or equivalent o Supervised maintenance experience o Technical knowledge of electrical, plumbing, HVAC o Sense of detail o Interpersonal and communication skills o Able to lift at least 50 pounds Knowledge of health and safety practices
