Job description Commercial and Apartment Special Projects Manager Position: A skilled maintenance employee to perform general labor and building maintenance tasks such as general repairs and cleaning; specifically but not exclusively: general and minor plumbing work, electrical work, landscaping, carpentry, and painting. You will be responsible for applying basic fixes to equipment and building systems and ensure the facilities are tidy and functional. This employee must be reliable, hardworking, with a keen eye for detail. The ideal candidate will not only have experience and solid technical knowledge, but also must be a “team player” with a good work ethic. The position requires manual dexterity and physical stamina as well as an ability to take the initiative, lead, and most importantly follow instructions. What you’ll do: • Self start and organize tasks based on an priority basis; • Maintain the overall appearance of the property; • Utilize all of your skills to respond to a variety of residential and commercial service requests in a timely manner; • Prepare units for turn such as electrical, plumbing, carpentry and building repairs, painting for turns as needed; • General cleaning activities such as dusting, mopping, power washing and other housekeeping tasks; • Perform minor fixes such as repairing broken locks, fixed damaged walls etc. • Check control panels and electrical circuits to identify issues; • Install and take away appliances, and other equipment; • Maintain landscaping by mowing lawn, weeding, mulching, collecting trash etc.; • Indoor and outdoor maintenance tasks like replacing light bulbs, switches and fixtures; • Inspect and troubleshoot equipment and systems (e.g. HVAC equipment and appliances); • Check functionality of safety systems (e.g. fire alarms, smoke detectors); • Collaborate with workers and other professionals during renovations and construction; • Report to a supervisor for daily instructions; • Work together with the rest of the My Place Group team in making and creating a community that residents are proud to be apart of; • Trash removal - assist with removal of dumpster bins and keeping chutes and rooms clean; • Snow plowing, shoveling, salting and etc - needs to come in before working hours and stay after as needed; Must Have: • Proper tools to complete daily maintenance tasks • Basic knowledge of plumbing, and electrical systems; • Experience using hand and electrical tools; • Good communication and interpersonal skills; • Successful completion of an apprenticeship. • Clean background. A criminal background and drug check will be conducted. Random drug testing will be conducted. • Reliable vehicle and a valid driver’s license. • Experience installing/finishing drywall and tile work Expectations within 6-8 weeks: • Knowledge on Entrata • Self starting • Ability to
