I'm looking for someone to assist with apartment turnovers. I will be going through a number of apartments and updating them. The work will involve everything from move out to ready for new occupancy. These aren't slumlord turnovers. These are complete facelifts and I require work to be done to professional standards, efficiently. Each apartment will be different. I have 3 in progress currently. I am the property owner and also a professional building contractor. I generally oversee, direct, act as material and lunch gopher, and help with specs and more technical things as needed. My son is also performing this work and he needs another worker on site to motivate him, challenge him, keep him on task and prevent him from being wasteful of time. Nobody likes working alone and working for your mom kinda stinks too! Somebody come give this kid a break and show him how it's supposed to be done. I'm hiring for his benefit and for my own. I am looking for someone who wants regular employment for a couple months at least. No fly by nights. If I really like you and you earn my trust with your work ethics, it could lead to regular work opportunities with me. I would like to find one well rounded person with experience and some technical skill, who I can walk away from without worry - not coming back to broken materials, misplaced holes and cuts, caked up drywall mud, overspray on appliances, etc... When I find that person, I'd like to keep work hours at 10-4 M-F. I can pay $20/hr for the first week. If you last past that, I'll raise it to $25. I am disabled, unemployed, my rentals are vacant and I simply cannot afford more than that. I can pay 1099 with your W9, no unemployment and you are responsible for your own workers comp and income taxes, with a hold harmless clause so that I am not responsible if you get hurt on my property. Or, I can pay W-2 payroll with taxes deducted. I will not pay "under the table". Pay will be weekly. I don't hold earnings any longer than it takes payroll to process and deposit the money. Usually work M-F, paid the following Wednesday. Same pay schedule whether 1099 or W-2. The work will continue until I run out of money or until all the units are completed. I have 5 vacant apartments, a 3 bdr house, and 3 other apartments that will need work later. We may not get it all done straight through, but I can firmly commit to whatever we can get done through the end of February.
