Groundskeeper Maintenance- $1,000 sign on bonus* $1,000 Sign on Bonus for the Groundskeeper* *Restrictions apply ESSENTIAL JOB FUNCTIONS: Relationships Maintains relationships with other staff members, working closest with other Maintenance staff Maintains relationships with current and prospective residents Maintains relationships with any contracted laborers working on Property Maintains relationships with other departments within the company, including accounting, construction, and development Responsibilities of Apartment Groundskeeper Interior and Exterior Grounds Responsible for keeping the grounds of the property in an attractive condition Responsible for keeping exteriors, common areas, vacant apartments, sidewalks, fitness center, and clubhouse facilities of property in a clean and safe condition Assists in other types of maintenance, when necessary Assists Service Manager or other supervisor(s) with special projects and other related work and performs all other duties as required Emergency Is familiar with power, water, gas turn-offs, clean-out traps, fire extinguisher, and fire hydrants Knows emergency telephone numbers (e.g. police, fire department, Service Manager, Property Manager) General Duties of the Groundskeeper Picks up litter on property Cleans all hallways and breeze-ways Cleans all common areas Cleans all parking lots and sidewalks Cleans and maintains laundry rooms Cleans on-site Management Office and clubhouse facility Replaces light bulbs for exterior lighting Maintains fences and gates Assists in inventory control and upkeep of all equipment and supplies Assists with any emergency maintenance Groundskeeping Duties Waters lawn, shrubs and flowers, as needed Tends flowers, weeds, as necessary Maintains watering and drainage systems Turns soil and re-seeds lawn, as necessary Trims shrubs, plant and small trees QUALIFICATIONS: Experience/Other: Previous resident/commercial grounds or related industry experience preferred Must have a valid PA/NJ driver’s license Educational: High School diploma or equivalent, preferred Familiar with federal, state and local Fair Housing Laws CAPABILITES: Technical: Understanding of safety requirements Ability to use standard tools and equipment necessary to perform duties Physical: Able to walk, stand, drive, climb, kneel and bend and visually inspect throughout the day Physical strength and ability to lift, carry and put away supplies, materials or equipment weighing up to 50 pounds Stamina sufficient to endure continuous physical effort including frequent standing, walking, bending, climbing, balancing, stooping, kneeling, crouching, crawling, reaching, and grasping. Able to endure working up to 10 hour shifts to perform duties as assigned in all kinds of weather, including snow shoveling and plowing and operating snow blowers Ability to tolerate and work with chemicals used at the property for maintenance of apartments, pool and other facilities Skills/Abilities of Groundskeeper: Good oral communication skills Ability to speak English at a rudimentary level Ability to read and write in English at an 8th grade level Ability to understand and follow oral and written instructions Ability to pay attention to detail and focus on providing quality service Appearance compatible with the image of the Company and Property, including use and proper care of company issued uniforms, equipment and tools Positive attitude, sense of humor; energetic and capable role model for peers Demonstrates integrity on a personal as well as professional level Ability to interact with a wide range of people and maintain excellent customer relations Able to work effectively in a team environment Ability to independently follow-through on tasks through completion and meet all deadlines as assigned OTHER: As an absolute condition of employment, employees are required to adhere to a drug-free and smoke-free agreement, and are subject to an initial and annual criminal background check.
