Domus Management Company is looking for an Experienced Maintenance Technician for a 2-building, 118-unit LIHTC Apartment Community that needs a lot of attention. We are looking for someone with a strong work ethic, dedicated to making a difference and turning a property around and who has impeccable communication. This apartment community is located in the Holland District of NE Minneapolis. Daily Duties & Responsibilities Include: -Ensure all day-to-day maintenance operations are completed without fail -Oversee Caretaker and ensuring call assigned duties are completed -Complete all Health & Safety work orders within 24-hours and all other work orders within 48-hours; Consistently -communicate delays with staff, supervisor and resident(s) -Complete all Unit Turn's within 3-7 days, following DMC policy and procedure -Conduct system checks periodically to ensure all systems are working correctly and efficiently -Read operating and maintenance manuals to learn to operate building systems -Foster a team environment and work in tandem with the office staff -Communicate effectively with the office staff to ensure all operations run smooth -Communicate all maintenance needs to exectuvie staff to ensure long-term maintenance plans are realized -Identify areas that require specific attention weekly and schedule accordingly -Ensure Maintenance Shop is organized at all times -Ensure maintenance equipment is maintained and secured daily -Ensure the complex has adequate supplies on hand to address normal day to day operations -Conduct monthly inventory and supply orders -Oversee landscaping, pest control and other maintenance related vendors -Monitor all vendor and contractor work to ensure work is satisfactory -Follow Fair Housing Laws at all times -Conduct annual unit inspections -Ensure seasonal maintenance is completed on time -Complete quarterly building reports for Capital improvements -Identify and provide solutions for maintenance concerns -Ensure project is safe at all times - no safety hazards exist. Report deficiencies immediately -Keep doors, walkways, entrances and other common pathways free of snow and not slippery. Spread grit/sand/salt at entrances and areas of concern -Assist with cleaning common areas as needed -Be available to respond to After-Hour Emergency calls when needed We are looking for Applicants with the following Experience: -Familiar with all aspects of Apartment Maintenance -Appliance Repairs: Refrigerator, Dishwasher, Garbage Disposal, Stove/Oven -Plumbing, Electrical and HVAC Repairs -Ability to complete a Unit Turn from start to finish -Residential work order experience -Excellent Communication -Team Player and ability to work with others -Someone willing to make a difference and turn a property around -Someone who thrives in a fast-paced, ever-changing environment -Ability to oversee vendor and caretaker work COMPENSATION: -Full Time: 40 hrs/wk: Monday-Friday 8am - 5pm -Hourly Pay Rate: Based on Experience Level and Property Budget -Health Benefits: Medical, Dental, Vision and Life with a minimal employee contribution (The employer pays 92% of the employee-only premium) -20 Days per Year of Personal Time Off (includes Sick) accrued in the first 1-4 years of service -10 Paid Holidays -AFLAC Supplemental Insurance Coverage options -CalSavers Individual Retirement Account Job Type: Full-time Salary: $21.00 - $23.00 per hour Benefits: Dental insurance Health insurance Life insurance Paid time off Vision insurance Experience level: 2 years Schedule: Monday to Friday Weekend availability Work setting: In-person Experience: Apartment Maintenance: 3 years (Preferred) Appliance Repair: 3 years (Preferred) Unit Turn Over: 3 years (Preferred) Team Work: 3 years (Preferred) Work Location: One location
