Needed approx Dec 15. After eviction apartment cleanout, flooring removal, and cleaning. The apartment is a 0 bedroom efficiency. It is approx 400 sf total with presence of pet waste, fleas, and cockroaches. Carpet is soaked in cat waste caused by a month long abandonment of two cats. The live bugs are a light to moderate infestation. The dead bugs inside appliances are that of a heavy infestation. After the tenant has moved out, I need the following: 1. Remove and discard any personal possessions left behind. There is no couch, no bed, but may be a bookcase and a few other shelving things, as well as garbage and debris. 2. Remove carpet ~12'X33' - thin, no pad, stapled down, and I think there is plastic lining installed under the carpet that also needs to be removed. 3. Remove stick down vinyl tile in bath and kitchen - approx 30 squares of 12" tile. 4. If urine has seeped into the wood subfloor, spray with enzymatic cleaner to break down urine proteins, but no actual scrubbing/cleaning of the sub floor - broom sweep/vacuum only. 3. Small dumpster on site will contain either the personal possessions or the carpet, but probably not both. Plan for one pickup truck load of debris to the landfill. Price accordingly. 4. Thorough apartment cleaning. Efficiency sized stove and refrigerator, about 6 foot of kitchen cabinetry (upper and lower), toilet, stand up shower, 24" vanity, 2 baseboard heaters, walls. The apartment was painted in eggshell. The appliances are only a couple years old. Everything should clean up well. It is possible that there will be some degree of feces on the walls, cat and/or human. Again, price accordingly. 5. Use enzymatic cleaners please (Nature's miracle for example), no heat cleaning, ABSOLUTELY NO BLEACH OR BLEACH CONTAINING PRODUCTS!!! When you are done, I will deal with the residual odors and insect issues and do not want the problems compounded by heat or chemical incompatibilities. 6. Sprinkle subfloors with diatomaceous earth and place combat roach baits through apartment (these will be provided by owner). I can not allow access to the property until the tenant has left. If I didn't disclose it here, then it doesn't exist to my knowledge. We can discuss additional costs for unexpected problems when they arise, if, for example, the tenant causes further damage before move out. As it sits, the apartment is not cluttered and is broom swept. Aside from the pet and insect problems, the apartment is in good overall shape. I will require that you use protective equipment, particularly rubber gloves and a respirator until the items infested with cat waste have been removed. A tyvek suit is recommended if you don't want to carry insects into your vehicle or home, but I won't require them. You pay your own expenses, supplies, disposal. I pay you when the job is complete.
