Our building is seeking: An experienced and highly motivated Chief Engineer for our High-Rise Condominium in North Miami, FL • Requirements: • HVAC, plumbing, and electrical skills. Experience with cooling towers is a must • Troubleshoot AC systems • Familiarity with fire alarm panels • Electrical Proficiency (switches, outlets, bulbs, ballasts, emergency ballasts, knowledge of LED conversion, change fuses, read panels, familiar with timers and photocells) • Plumbing repair (snake drains, replace fixtures, solder pipes) • Drywall Repair • Light carpentry • Trough knowledge and comprehension of all mechanical drawings various building systems • Good command of English language • Expert knowledge and application of tools of the trade • Maturity in judgement • Dependable • Responsibilities: • Maintain professionalism towards all resident and staff • Strong work ethic • Proficient in computer software including but not limited to, Microsoft Office (Excel, Word, and Outlook) spreadsheet and on-line ordering and maintenance reporting tools • Experience in managing a team of employees • Available to respond to on call after hours and to emergency repair situations • Investigate possible problems, manage solutions accordingly, and perform preventative maintenance tasks • Schedules and assigns specific duties for maintenance staff • Responsible for supervising work of maintenance staff • Trains and support staff as required • Supervises and implements preventative maintenance procedures on various building equipment and systems • Acts as liaison between Management and vendors • Complies with Association policies and procedures regarding the completion of maintenance duties and residential work orders • Directs pool attendants and janitorial staff in carrying out their specific tasks • Performs any other assignment as directed by Management • Create a maintenance report, which depicts and update on the actual condition of the property progress of specific projects, and makes clear and concise recommendations • Responds to phone calls and correspondence in a timely, professional manner • Supervise all building repairs done by outside vendors, reporting to the General Manager satisfactory/unsatisfactory • Maintain an operating environment to achieve a satisfactory level of resident’s service • Encourage maintenance staff to behave in a professional manner and comply with company’s standards.
