Monarch Investment and Management Group is seeking a well-qualified Maintenance Supervisor to join our team at Williamsburg Way Apartments in Columbus, IN. This is a hands on maintenance position and is responsible for property inspections, make readies, work orders, general maintenance and repair. The position is responsible for ensuring that the physical aspects of the property meet Monarchs established standards. What We Offer: - Compensation is $22 - $24/hour - The opportunity for an annual raise - Monthly and quarterly bonuses - Weekly pay for on-call whether you are called out or not - 401k planning and pre-tax contributions with up to a 3% match - Tool reimbursement program - Power tool battery exchange program - Winter boot reimbursement program - 20% off rent at any of our owned communities - Paid Holidays - Paid Time Off, 1st Year = 80 Hours, 2-4 Years = 120 Hours, 5+ Years = 160 Hours - Amazing medical starting at $30.00/m for a great, comprehensive plan - Dental and Vision Insurance - Life and Disability Insurance - Paid additional training/school - Tuition reimbursement program - Discount programs at partnered companies such as Verizon, Expedia, Office Depot and more What A Maintenance Supervisor Will Be Doing: - Ensure all work orders are completed in a timely manner based on priority - Make Ready / Turning Units in between tenants - Painting/Staining both interior and exterior applications - Working hand in hand with the Property Manager on a monthly budget review - Manage and adapt a preventative maintenance program - Exterior structural maintenance as needed - Managing coverage of a 24/7 emergency cell phone every other week. - Assist in capital projects including but not limited to rehab and/or major repairs - Assist in managing 3rd party vendors including gathering 3 bids for projects What You Need: - 2+ years’ experience in maintenance - 1+ years in multi-family housing preferred - Experience managing/supervising 2+ employees - Dry walling including painting and carpentry - Working knowledge of plumbing including sweating copper pipe - Working knowledge of electrical including outlets, switches and light fixtures - CPO preferred but not required - EPA certification preferred but not required - A valid Driver's License is REQUIRED You will be asked to complete a written skills test to assess your skill level as part of the interview process.
