Seeking an on-site superintendent or a head of maintenance for a quiet, 72 Unit apartment complex in Bridgewater, NJ. It is a well-maintained property with little turnover and another full-time maintenance person. Must have EPA license (Type/Class II+) and cleared to work on HVACs. License will be requested. Responsibilities include: -turning apartments for new tenant move-ins -servicing and repairing HVAC units -completing tenant work orders including light plumbing, light electrical work, carpentry, and painting -basic plumbing (clogs, drains, replacing fixtures, using a snake) -basic electric -changing out + servicing water heaters -general building maintenance (fixing damage to windows, doors, ceilings, and drywall repair) -painting -grounds cleaning and maintenance -monitor 3rd party contractors and approve job completion to management for payment -snow removal assistance on sidewalks -emergency services as needed (may require weekends and nights) -must have proven experience Option to live on-site at a reduced rental rate. Full Time. Salary: From $50,000 per year based on experience Monday to Friday Weekend availability 2x/month for emergency calls
