Job Type: Full-time Property management firm seeking an experienced maintenance person for subsidized apartment development in South Florida. 5-7 Years' experience in related apartment maintenance. The ideal applicant will be a bright and dynamic individual with practical experience and the demonstrated ability to perform general maintenance of the building(s) Primary Responsibilities: General knowledge of all aspects of maintenance repair and service. Manage vacant apartments by preparing them through the turnover process so apartments are ready to lease to new prospects. Keep the grounds free of debris and trash. Resolve electrical, plumbing, and appliance repairs, installations, service, and replacements in a responsible and professional manner that meets industry standards as needed by the apartment community. This includes servicing: Electrical circuits, receptacles, breakers, switches, and fuses Light fixtures Installation and minor repairs of appliances such as stoves, refrigerators, washers, and dryers Toilets, sinks, vanities, and disposals Caulking Minor carpentry repairs Window screens and blinds Interior and exterior doors Painting and drywall repair Replacing door locks, patching sheetrock holes, painting and carpentry. Performed plumbing duties to include replace and repair leaking pipes both indoor and outdoor, replace and repair toilets together with pulling old fixtures and setting new ones and replace and repair faucet fixtures. Makes recommendations, performs repairs, replacement maintenance and implements preventive maintenance as established by Company procedures and guidelines. Knowledge of general maintenance and repair of appliances (Washer, Dryer, Fridge, Stove, and Dishwasher). Repairing and unclogging toilets, sinks, bathtubs, showers, and exterior drains. Painting communal areas and exterior walls. Tracking inventory to ensure that you have adequate maintenance supplies. Scheduling repairs that warrant special technical skills. Performed HVAC duties to include: all service calls/work orders for any and all HVAC problems, troubleshoot, repair and replace any component or equipment failure and completed all system replacements. Ability to lift to 50 lbs. following appropriate safety procedures. Work in an upright standing position for long periods of time; be able to reach overhead, have full range of mobility in upper and lower body. Completes reports/work orders of repairs (work needed). Qualifications: High school diploma or general education degree (GED). 5-7 years of general Apartment maintenance experience MUST HAVE!! MUST HAVE HVAC CERTIFICATION!!! Must be proficient with the use of hand and power tools. Must have troubleshooting and diagnostic skills. Maintains a safe and secure environment throughout the building(s). Must be a team player, we all must work together as we strive to provide the best service possible for our residents & customers. Bilingual a Plus!
