What is great about real estate is that it is a cycle. The way you invest in a flat market is different then how you would in a market where value is constantly going up. The way you invest in a market where value is constantly going up is different then how you would when the market is spiraling down.
If you are aware of the cycle we are in you can ride it. If you aren't aware of the cycle you will get washed out.
