Large Project: Handyman/Contractor/General Contractor/Estates Manager? I am the owner of a 3,500 sq. foot house with a 2,500 sq. foot screened-in lanai. I’m looking to do a significant amount of work/improvement to my house over the next year - I’m building a video/podcast production facility in the house and doing a number of long-overdue upgrades. You get the idea. I’m looking for one or more people to help me. Lots of the stuff is regular contractor stuff (three bathroom remodels, laundry room, kitchen work, etc.) and there is some stuff that is a bit specialized, or at least I think so; advanced lighting stuff, staining of some custom stuff I built, large outdoor kitchen on wheels and a wicked awesome smokeless firepit. Below is a short summary of what I need done. SIDE NOTE: I had a genuinely gifted grandfather that prided himself on doing things right the first time - so that is what I’m looking for. So if there is somebody out there with that built into their DNA (ex-military?) that person I’m looking for might act like a general contractor or advisor… somebody with more experience than I have that can help me find the right decisions about quality, cost, speed and beauty. The idea here is that if you don’t like swinging a hammer, but enjoy making sure a job is well done, I could use your help/advise/wisdom and I’m willing to pay for it. If any of this might be of interest to you, PLEASE take a minute to cover the following points in your response. Where you live. Why this might be a good fit for you. Weekly rate, assuming 40-hour week - unless you want to bid on one of the smaller specialty projects. Or daily rate for the smaller stuff if appropriate. Here is a list of the work in question. Garbage can storage box for two large garbage cans with cement platform/walkway - possible fence so you can’t see from the street. Drywall ceiling fix in the garage. AC leaked and needs maybe a 4’x8’ section replaced, cleaned up and painted. Build out my attic. Nothing fancy, but put a few more lights up there and throw some plywood on the floor and put shelves up. The idea is to create a place where we can store LOTS more stuff in an organized manner/optimize storage potential of the attic. Help finish the garage, optimized for storage/workshop. It’s a pretty big space with tons of potential. When done, needs to be lit really well with some LEDs, etc., so it looks cool. Also going to epoxy the floor, but maybe we’ll get a sub for that. Skylights are leaking. So replace them and any fix any damaged drywall. Nothing major here, but maybe a few drywall sheets replaced and finished. Smokeless firepit. We’re on a little lake/pond and so the view is great. Looking to make this an awesome seating area possibly with some lights, but definitely an area where a podcast could be filmed during the day, like an executive nature retreat type vibe. Lots to say on this, a bit of a passion project. For any of you out there who are obsessed with the perfect firepit, please get in touch. Replace front window and tint. My windows are tinted and a neighborhood kid hit a golf ball into window and needs to be swapped out and retinted (I have the tint).. Kitchen vent. I have a kitchen island and I bought a used unit that doesn’t work. So it’s installed and the blower works (new blower), but the lights don’t work. So new unit is needed. Also, the old guy didn’t do it to code and it has an “air-hammer” thing going on, so it’s not vented properly in the attic. Need to make that air-hammer noise stop and get new unit installed and looking good Pressure wash tile roof and seal pavers on the lanai. Build garden/cleaning/hose station on side of house. Nothing major here, but should be a nice place to clean stuff, do gardening chores/whatever. Maybe pour some cement. Looking for something HIGHLY functional that will last for a few decades, with bullet proof plumbing fixtures, etc. Maybe a second station on other side of house as well. Stain outdoor shower. I built this shower and thought the guy weatherproofed it, but obviously, he failed. This needs to be fixed. The wood is Sapele. I built this whiteboard a while ago but we never finished it. Needs to be stained/finished. The seams are pretty tight, but needs to be finished correctly. And as you can see, the lighting is wonky. So better/cleaner lighting as well. Take a high quality Weber grill and a Blackstone Griddle and (possibly my high pressure outdoor wok burner) and build a fireproof outdoor mobile kitchen island. Possible wok station as well. Three bathrooms fully redone. A couple walls removed and cabinets put in a few rooms. Lots of lighting ceiling fixtures installed to show off art. Floors in most of house. Laundry room redone. Build custom kitchen island addition to existing island. Re-do my sink? Can we cut the granite and install bigger sink? Not sure about this. Big gap between kitchen cabinets and ceiling - so something needs to be built there. A few custom desks built into the walls (basically two, maybe three video editing bays) Lots of custom lighting around house (LED strips, stuff like that). Redo whole house base molding. Possible crown molding in a number of rooms. Re-do outside kitchen/bar area. Three/four bedroom remodels. Two may require very little work, but two may require moving closets/walls, etc. Designs should be done soon. I have a couple of countertops that I want updated laminate put on. And a bunch of bookshelves I built. And of course, the lighting/back-lighting to make them look awesome. Lots of landscaping stuff, but I’m assuming that will be put out to bid, but there are some flower/plant beds that need to be built and a bunch of paver work and I’d love to have you do some/most of that if possible.
