Real-Estate property management company is looking for a highly motivated Maintenance Supervisor to join our team in helping manage over 800 rental units across 10 different properties, managing daily operations. Candidate will be responsible for ensuring the efficient day-to-day maintenance for the buildings. This is an on-site role, where you will be tasked of overseeing the properties and ensuring the on-site staff is addressing tenant issues properly. Responsibilities include but are not limited to the following: - Manage daily resident service requests, including scheduling work orders and ensuring completion. - Manage maintenance staff and follow up on repair appointments, including but not limited to keeping track of their daily schedules & repairs. - Correspond with tenants and City Administrative agencies to resolve issues as they arise in a timely manner. - Conduct regular apartment and property inspections, including the building infrastructure, appearance, cleanliness and vacant apartments. - Manage recurring preventive maintenance duties with supervisor. - Maintain accurate records of maintenance issues. - Review and approve orders for materials and services. - Oversee construction and apartment renovations. - Knowledge of tools, supplies, materials and chemicals required to complete job functions. - Be proactive about solving problems, even if it’s outside of your area and be ready to take on additional initiates and responsibilities as they emerge. - Assist with snow removal, in and around the property, as needed. - Must be highly organized and personable. - Proficient with technology. - Enforces and adheres to company policies, rules and regulations. Qualifications and Skills: - Ability to establish a cooperative working environment with staff. - Ability to handle emergency situations. - Fluent in English and Spanish Bilingual helpful, but not required. - Must possess a strong work ethic. - Must have the ability to visually inspect property, including grounds and building interiors. - Must be able to climb up and down stairs for tours and inspections. - Must be an active team member within the company. - Must have a working vehicle at all times and a valid Driver's License. - Must have Knowledge of building systems and general maintenance. • Must have the ability to successfully interact with tenants in a professional manner.
