This is a large basement (ground floor but not subterranean) in an apartment building centrally located in the heart of the Mission. The room has only one other user and you are welcome to use it at any time, 24 hours a day, though it is necessary to work quietly during late night periods because it is in a residential building. It is also not for anyone working with toxic or fume-producing materials, any kind of industrial fabrication, etc. No live-work is allowed. The basement has about 370 sq. ft. of usable space. Within the overall room, there are two dedicated work areas, one for each artist, and they are each about 10' x 8'. The only significant difference between them is that the currently vacant space has a window and is closer to the room's large utility sink. (The available 10x8 space occupies the middle-to-right side of the photo and dashed area on the floorplan.) Your 8x10 space is yours to do with as you wish as far as furnishings, equipment, or leaving works-in-progress undisturbed. Everything outside the two 10x8 spaces is common area, and is furnished with copious storage, additional work surfaces, a comfortable sofa, a large utility sink with running hot and cold water, etc. all of which may be used by either tenant. It is expected that both will keep these common areas neat and tidy, and ensure that chaos within their spaces be kept to a minimum as much as possible so it does not directly impact the other user. It could also be used as a very un-glamorous office workspace if your company has gone remote but your apartment is too small, but you would need to furnish your own hotspot for internet access--cell service is good but no wi-fi is included. The floor is bare concrete slab with various rugs covering most of it. We have IKEA table tops and legs you can use to set up your space if wanted, or bring in your own furnishings and equipment, so long as it fits in your 10x8 space (and through the door). There is access to a spartan but generally clean half-bath (toilet and sink). We are about a five block walk to either Mission Street BART station. #12 bus stops a half block away. Other nearby bus lines include (in order of how close the nearest stop is): 49, 14, 33, 22, 27, 55, 48, 67, 9. To reiterate, the entire room is over 350 sq feet. Your dedicated space is about 80 sq feet, and the other user has the same amount. The remainder is considered common space, and is already furnished. You may utilize some of the cabinets and shelf space there for storage. Your share of the rent would be $250/month. First month's rent and a $250 deposit are required at move-in. Preference will be given to someone with a reference from a previous work-share space or your residential landlord if you are a renter, or some other tangible evidence of stability, reliability, and neighborliness.
