Desperately seeking reasonably priced monthly rehearsal space

I know this is a long shot, but I thought maybe someone out there can help - I am looking for a safe, secure, reasonably priced rehearsal space for a 1970's style prog rock / symphonic rock that consists of professionals in their 40's and 50's. No problems, no drugs or alcohol, no drama - just need a place to get together a few times a week. We can sign a lease, if necessary, or go month-to-month... landlord's choice. We're clean, responsible, employed, and serious. What would be ideal would be something in an industrial park with an overhead door, 400 sq. ft. or more. Please let me know if you have something like this to rent, or if you know of anyone that does. Thanks in advance for any help! Peace!
